Step 1: FUNDAMENTALS

This course on Reverse Mortgage Fundamentals is the first in a series designed to equip loan originators with essential knowledge and skills to excel in the reverse mortgage industry.
You’ll start with basic concepts and unique terminology, followed by a historical overview of the industry and its regulations.
The course then covers best practices for working with seniors, core product guidelines HECM products, payout options, and rates.
By the end of the course, you’ll be prepared to navigate many of the challenges and opportunities in the reverse mortgage market.

This is the introductory module to the course designed to get you started on your journey to understanding reverse, the course, and other courses we offer.
2. Reverse Basics
We discuss some of the ways reverse mortgages are different from traditional financing and lay the foundation for future classes with reverse terminology.
3. Reverse Industry
We give a historical background of the industry and provide a framework for understanding regulations, wholesale providers, and resources.
4. Working with Seniors
In this module, we discuss facts about seniors, the senior market, some challenges they face, and some best practices when interacting with them.
5. Guidelines Basics
Here we offer basic reverse mortgage guidelines as well as a quick overview of non-borrowing spouses, counseling, financial assessment, and fees.
6. HECM Principal Limits
In this module you learn how HECM principal limits are calculated, the factors that determine principal limits, and HUD’s principal limit factor tables.
7. HECM Products
We cover HECM for Purchase and HECM-to-HECM refinancing and then discuss rate types, adjustments, and caps.
8. HECM Payouts
Understand initial disbursements and mandatory obligations as well as the various ways the borrower can receive their funds.
9. HECM Rates
We discuss why we use two rates, how they are calculated, the impact of rates, how they are locked, and much more.
10. HECM LOC and Growth
Here we examine the most powerful feature of the HECM product. If you want to work with financial advisors, you’ll need to know and understand this module.
11. HECM for Purchase
We discuss HECM for Purchase fundamentals, motivations, processes, guidelines, and restrictions, and we even provide examples.
12. HECM-to-HECM Refinances
In this module, we consider why one would consider a refinance, anti-churning guidelines, seasoning requirements, and how IMIP is adjusted for these loans.
13. Proprietary Reverse
See how proprietary products are similar/different and look at both restrictions and opportunities. These products are more than jumbo reverse loans.
14. Public Perception
This important discussion covers the public perception challenges you’ll face in the reverse mortgage business. We identify what you’ve heard and counter with the truth.

In this module we jump right into property-related guidelines like property types, condo approvals, commercial use of the property, and appraisals.
2. Repairs
Here we discuss repairs that must be done prior to closing as well as how a repair set-aside functions for repairs completed after closing.
3. Non-Borrowing Spouses
We look at two types of non-borrowing spouses and examine protections that allow one to remain in the home after the death of the last borrower.
4. FA-Willingness Test
In this module, we go deeper into HUD’s requirement that we examine the borrower’s credit history and property charge history.
5. FA-Capacity Test
Here we explore guidelines related to HUD’s requirement that we examine the borrower’s monthly income and expenses to ensure the product is a sustainable solution.
6. Life Expectancy Set-Asides
In this module, you learn the calculations and processes that allow the lender to pay property charges on behalf of the borrower.
7. POA, Guardian, Conservator
We cover the guidelines related to the designations that allow a family member or trusted advisor to assist the borrower in the reverse mortgage process.
8. Proprietary Guidelines
While proprietary reverse mortgages share some guidelines with their HECM counterparts, we will discuss many of the ways they can be different.
9. Counseling Guidelines
In this module, we discuss the counseling process, certificates, and prohibited practices, as well as some of HUD’s required counseling protocol.
10. H4P Guidelines
Here we examine the most underutilized HECM option and discuss the process and guidelines that make it unique in the world of mortgage finance.
11. H2H Refinance Guidelines
We go beyond why homeowners refinance HECMs and cover anti-churning guidelines, industry advisories, and counseling waivers for refinances.
12. Servicing Guidelines
In this module, we consider guidelines related to rate changes, prepayments, occupancy certification, property charge defaults, and more.
13. Guideline Pitfalls
Learn to recognize guidelines that might create issues for your borrower and/or the loan application, like estranged spouses, repairs, state restrictions, and more.
